What is the food like in Bulgaria?
There is ample + variety in pork, chicken and lamb dishes as well as a range of vegetarian options and some spectacular salads. Beef is a rarety on the menu, but all are at incredibly low prices.

 

Can I buy a plot of land and get local builders to build a house?
Yes, you can unless you are living here during the project you may find it easier to buy a refurbished traditional house, or a new one, off-plan.

 

How have property prices developed?
The market grown at 30% + p.a for the past 2 years. As experienced in other new EU member countries, this is expected to continue.

 

Who can renovate an old house for me?
A local builder recommended by a local architect, who will ensure that what you want to do is allowed.

 

Do I have to set up a company to buy a house in Bulgaria?
How much does that cost and how do I arrange it?
Foreign nationals cannot own land but a company owned by foreign nationals can. A good reputable agent will do this for you like we do at BULGARIAN HOME for maximum total agents commission of 6 %.

 

What sort of guarantee do I have that my new property is good quality?
The reputation of the builder and detailed inspection of the construction process is the best guarantee. As in England, guarantees can have very little value.

 

Is there any danger of local clims to my land? Do I get a title deed?
Unlike Spain there is no real danger of claims against your land and you do get the title deeds as part of a commission arrangement with a reputable agent.

 

Where can I buy furniture and how much is it likely to cost?
Furniture is 1/3 the price of the UK. White goods are 2/3. We can recommend Suitable stores.

 

What is the nightlife like? What are the key resorts?
In the summer period night life is till the early morning! There are a lot doscos, bars, coffee-houses in different style and music , so you will can relax and find the right place for you. Wonderful beaches and great resort places. The most famous are Golden Sands, Albena, Drouzhba. There are also nice ski resort places like Pamporovo and Borovetz.

 

Do I need a visa to visit? How long can I stay in bulgaria each year?
You do not need a visa for short visits as long as you do exceed 30 days in 6 months. For longer visits, a visa run the Bulgarian embassy in London will cost 40 GBP and take 10 days. When they are in EU this will not be necessary.

 

Is my Bulgarian Purchase going to be a good investment?
Yes if you are looking for capital growth in your home’s value in the medium term.

 

What about rental income?
Regard your Bulgarian Home as just that! Your home, and let it to friends and family to cover the up keep. Strangers will not respect it!

 

I have been told I can rent out my home for 1,000.00 Euros per week and make a 20% p.a. return?
It is rubbish! If an Agent tells you about great rental income potential ask to see a copy of the Agreement they will give you guaranteeing this and watch their faces!

Refuse point blank to pay and never sign anything except to buy your home in the presence of your Solicitor. On Bulgarian salaries € 50. per day is a wonderful business and a nice little earner.
